Specifications

Land and Building Use Restrictions:

Purchaser is required to commence construction of a single-family residence upon each lot within eighteen (18) months of the date of closing.  For purposes of enforcement, "Commencement of Construction" shall mean the issuance of a building permit, the excavation for the foundation and the construction of the foundation footings.  

Purchaser shall submit plans to the Developer for architectural approval.  The Developer shall review said submissions by Purchaser within five (5) working days and approve or disapprove said plans.  Upon approval, the Developer shall affix its Development stamp to the plans for submission to the City of Crystal Lake for a building permit.

No building, accessory or structure shall be erected, placed or altered on any lot until the construction plans and specifications including a plot plan showing the location of the structure have been approved by the Architectural Committee.  

General Architectural Minimum Standards:

The minimum house size (excluding the garage) shall be 2,500 square feet, using AIA standards for measurement.  Upon application to the Developer, ranch homes may be allowed with a decrease in square footage to 2,200 square feet.  The allowances for the variation shall be at the sole discretion of the Architectural Committee.  

An attached garage having a capacity of not less than three cars with a maximum capacity of four shall be erected with each residence.  
Exterior walls shall consist of brick, stucco, stone, cedar, wood, Cemplank or Hardiboard.  Aluminum or vinyl siding is not acceptable.  Half brick or nail on brick shall are also unacceptable.  

Bay windows shall be carried down to grade or express visual support.  
The main roof pitch shall have a minimum of 5/12.  Roofing material shall consist of 25-year architectural dimensional shingle.  Vents and stacks shall be concealed within decorative housing.  Skylights must be flat and not protrude from the roof surface and shall not be constructed on the front elevation or any side elevation that faces the street.  

Driveways and walks shall be surfaced with asphalt, concrete or pavers.  Gravel driveways are not permitted.   

Cyclone fencing shall not be allowed.  Decorative wood fencing may be used in accordance with the height limitations specified by the City of Crystal Lake.  All fencing must commence at the rear wall of any residence.  
Residences constructed from logs shall not be acceptable.  "A-Frames" shall shall not be acceptable.  Solar energy collection devices shall not be visible from the street.  

Each lot shall be properly landscaped with sod in the front and rear yards of any residence within six (6) months of completion of the residence and maintained by the Purchaser.  Each Purchaser shall install a minimum of one tree in the front yard or parkway.  The Developer reserves the right to install additional trees at its discretion in the parkway or the front yard so long as said installation does not interfere with the development of the lot and the construction of the Purchaser's residence.  

The Development is an estate community and may or may not have streetlights except for intersections and cul-de-sacs.  Each residence shall be required to install a pole light that meets the Developer's design specifications to be installed not more than 15 feet from the intersection of the driveway and the street.  The Purchaser shall install a mailbox pursuant to the requirements of the post office or the City of Crystal Lake to be used for each residence that meets the Developer's design specifications in keeping with the light poles.

All lots in single-family area are to be estate type, no curb, gutter, or street lights.
Sidewalks are optional for individual homes, but not a development standard
